Summary
The Hypotheek banks were real estate mortgage lenders whose operations included parts of Washington, Idaho, Montana, and Oregon. The materials in this collection pertain to the affairs of the following corporations: Northwestern and Pacific Hypotheek Bank, Hypotheek Bank voor Amerika, Holland Land Company, Arcadia Holding Company, Amstodel Corporation, Wall Street Reality Company, Hypotheek Land Company, Realty Mortgage Company, and Holland Bank. The companies involved eventually operated as one enterprise.

Historical Note

The Northwestern and Pacific Hypotheek Bank was a Dutch mortgage bank established in Spokane Falls in June, 1889 to lend money on the security of real estate. From its beginning the Hypotheek Bank did a brisk business. When 32 blocks of the city’s business district burned in August of 1889, the bank, which had insured with British insurance companies, received payments on its destroyed properties within two weeks. As the town rebuilt, the Hypotheek Bank was a willing lender, and by the end of 1891 it had made loans totaling $4.5 million on urban property and $687,000 on rural. In the wake of the Panic of 1893, the bank foreclosed on outstanding loans, and it is estimated that at the time Hypotheek Bank owned 25% of the central city property.

By 1905 the bank concentrated on loans on agricultural properties in eastern Washington and the western half of northern Idaho. The Hypotheek continued its activity in rural mortgages until after World War II when interest rates began to fall. In 1971 the Hypotheek Bank closed its office in Spokane and sold its remaining accounts to another mortgage firm.

Content Description

The collection is fragmentary, having suffered several moves from larger to smaller quarters. What remains, however, provides an understanding of the activities of the various Dutch mortgage companies in the Pacific Northwest. The more significant series include: Northwestern Pacific Mortgage Company Ledger, 1887-1893; Holland bank annual reports, 1898-1954, and corporation papers, 1924-1946; Holland Company, auditor’s reports, 1940-1940; Hypotheek Land Company, auditor’s reports 1941-1971; and De Tweede Northwestern and Pacific Hypotheek Bank, annual reports 1911-1971, and auditor’s reports, 1933-1971. For the Northwestern and Pacific Hypotheek Bank, significant series include: ledger, 1889-1893; corporation papers, 1889-1934; legal opinions, 1897-1904; expired contracts, 1896-1971; lawsuits, 1894-1898; auditor’s reports, 1933-1971; annual reports, 1889-1971; and mortgage payment records, 1940-1971. At the beginning of World War II, the Hypotheek Bank was reorganized and its assets transferred to Curacao in order to protect them from the Germans who at that time occupied the Netherlands. The reorganization and the subsequent tax problem are well documented.

Administrative Information

Arrangement

The is divided into three categories:

Auditing and Accounting: includes comprehensive annual financial records, some of which are in Dutch.

Companies: includes items (other than auditing and accounting) for the ten affiliated companies that handled the business activities.

General Operations: includes items that pertain to two or more of the companeis.

The files within each category are generally arranged alphabetically. Box 1 and 2 contain letter size file folders. The balance of the collection is in legal size file folders except Box 12, which is a flat oversize box. Files at the end of Box 2 and the beginning of Box 3 are out of sequence because of this change in the file size.

In file folder titles, the names of the two companies are abbreviated; NPHB for Northwestern and Pacific Hypotheekbank and De Tweede for De Tweede for Northwestern and Pacific Hypotheekbank.
